Adelaide's western suburbs stretch from the inner-city character of Hindmarsh and Thebarton out through the coastal communities of Henley Beach, Semaphore, Grange, and West Lakes. These suburbs are defined by a mix of character homes — mostly weatherboard and brick bungalows — and newer coastal builds, many of which face a unique challenge: the salt air off the Gulf St Vincent that accelerates paint degradation and rust on any exposed metal.

After painting hundreds of homes across this part of Adelaide, here's everything we've learned about what works — and what doesn't — in the western suburbs specifically.

1. The Suburbs We Cover — and Their Painting Challenges

Coastal

Grange

Mix of post-war brick and older weatherboard. Strong sea breeze exposure means exterior paint needs premium UV and salt-resistant systems.

Coastal

Semaphore

Character homes from the 1900s–1940s, including heritage-listed properties. Many timber surfaces with multiple paint layers — preparation is critical.

Coastal / Lakeside

West Lakes

Mix of 1970s–80s brick and modern builds. Lakeside position means humidity considerations for both exterior and interior painting.

Coastal

Henley Beach

Strong holiday/lifestyle vibe. Coastal Hamptons-style colour palettes are very popular here — soft whites, navy, and sandy neutrals.

Northern Coastal

Wynn Vale / Para Vista

Mostly 1970s–1990s brick veneer homes. Less coastal exposure but hot northern-facing aspects mean UV protection is key for exteriors.

Port Area

Port Adelaide

Significant heritage and character properties. Industrial heritage creates some architectural diversity — from workers' cottages to converted warehouses.

2. The Salt Air Problem — How Coastal Conditions Affect Paint

Homes within 1–2 km of the coast — which includes Grange, Semaphore, Henley Beach, and Glenelg — are exposed to salt-laden air year-round. Salt air accelerates:

  • Paint chalking and fading — UV combined with salt accelerates the breakdown of paint binders, causing chalky surfaces that then dirt easily
  • Rust on metal elements — exposed steel window frames, fascia brackets, metal balusters, and roof flashings corrode significantly faster within salt air range
  • Timber drying and cracking — the combination of dry sea winds and UV causes timber grain to open up, allowing moisture ingress when it rains

🌊 What Paint to Use Near the Coast

For homes within 2 km of the coast, we always specify Dulux Weathershield or Haymes Ultra Premium Exterior — both are specifically formulated for high UV and salt air environments. For any exposed metal, a zinc-based rust inhibiting primer (such as Dulux Rustguard) is non-negotiable before topcoats. Expect to repaint exterior surfaces every 8–12 years with these systems (vs 5–7 with standard products).

3. Weatherboard Preparation — The Most Critical Part

Weatherboard homes — very common in Semaphore, Grange, and older parts of Henley Beach — require more preparation than any other exterior surface. Skip this step and the paint will fail rapidly, regardless of how good the topcoat is.

1

Scrape and sand all loose, peeling, or brittle paint. This is the most time-consuming part. Old weatherboards may have 5–10 layers of paint going back decades. All loose material must be removed to a firm, stable substrate. If your home was built before 1970, test for lead paint first.

2

Check for and replace rotted timber. Probe joints, the bottom edges of boards, and window sills with a screwdriver. Soft timber must be replaced — painting over rot just seals in the problem and paint above will fail within 12 months.

3

Fill and caulk all gaps. Fill nail holes and cracks with flexible exterior filler. Caulk all joins between boards, around window and door frames using a paintable, flexible silicone or polyurethane caulk. Never use hard gap filler on timber — it won't move with the boards as they expand/contract.

4

Prime all bare timber and patched areas. Any bare or sanded-back timber must receive a quality oil-based or acrylic primer before topcoats. Skipping primer is the most common reason weatherboard paint peels prematurely.

5

Apply 2 coats of a quality exterior acrylic or enamel. Don't thin the paint. Apply each coat at the correct spread rate and allow proper drying time between coats — especially in the humidity of coastal weather.

4. 2026 Residential Painting Costs (Western Suburbs)

Prices reflect Adelaide western suburbs metro rates for 2026, including labour and materials. Weatherboard homes cost more than brick due to the additional preparation required.

Job Type Typical Range Notes
Full exterior — 3BR brick single storey $4,500–$7,500 Does not include fascia, gutters, or feature elements
Full exterior — 3BR weatherboard single storey $6,500–$10,000 Higher due to significantly more prep time
Full exterior — double storey (any material) $9,000–$16,000 Scaffolding or EWP hire adds cost
Full interior — 3BR home $4,500–$8,500 Includes walls and ceilings; trims/doors quoted separately
Interior per room (walls only) $400–$800 Depends on room size and ceiling height
Fascia, gutters & downpipes $1,200–$3,000 Varies significantly by house size and condition
Weatherboard repair + repaint (partial) $800–$2,500 Spot repairs before a repaint — very cost-effective

5. Colour Trends in the Western Suburbs (2026)

The western suburbs — especially the coastal and inner-west areas — have a distinctive colour culture that leans towards relaxed, coastal-influenced palettes. Here's what's popular right now:

  • Coastal Hamptons — white or soft white base (Dulux Lexicon, Haymes Simply White) with navy or deep charcoal trims. Very popular in Henley Beach and West Lakes.
  • Warm greige (grey-beige) — Dulux Hog Bristle, Haymes Driftwood. Versatile and looks great against both sandstone and brick.
  • Warm white + terracotta accents — Mediterranean-influenced palette making a comeback in character homes near Port Adelaide and Semaphore.
  • Two-tone charcoal/white — Deep grey body (Dulux Monument or Haymes Colosseum) with crisp white trim. Works particularly well on rendered brick homes.

6. Interior Painting in Adelaide's Western Suburbs

The most common interior request in the western suburbs is a full repaint during or after a property sale. We also do a significant number of investment property repaints for landlords in Semaphore, Wynn Vale, and Para Vista — quick turnarounds at a competitive price between tenants.

For interiors, the same coastal considerations apply in bathrooms, laundries, and kitchens — high moisture areas near the coast need a quality low-sheen or semi-gloss acrylic with good moisture resistance. We recommend Dulux Wash&Wear or Haymes Enviro 3 for living areas and Dulux Aquanamel for all trims.

We serve Grange, Semaphore, West Lakes, Henley Beach, Wynn Vale, Para Vista, Port Adelaide, Cheltenham, Pennington, Angle Park, and surrounding western suburbs. Call for a free same-week quote.
